How does the remodel process work?

Of course all of this depends on complexity, but for a basic remodel project, expect:

• Measure up (1-2 hours)
• As-built drawings (3-5 hours depending on the size and complexity of the house)
• 2-3 quick sketches (freehand) of different options, and approximately 3-5 meetings of revisions
• Draft 'hard line' of the final option (8-10 hours)
• Present drawings to builders for estimates (first speed bump)
• Modify as needed to fit project budget
• Engineering (approx. $100/hr., 10-15 hours)
• Prepare final bid set (10-15 hours)
• Resubmission to builder for bid
• Apply for permit
• Construction starts
